Process of Buying a Home

As an Real Estate Broker with plenty of years of experience I will walk you through the steps of buying a home. I will help you get started with the financing qualification, mortgage broker/lender referral, contract preparation, and all the steps to get to closing.

Get financing Pre-Approval

The higher your credit score the better interest rate you will get, so it is a good idea to get a copy of your credit report, and improve your score as much as you can. I can refer you to a couple of mortgage brokers that way you can select the one that suits you best.

Chose the Area and type of property that you are interested on

Based on the loan amount you qualify for, I will advise you and help you narrow down the neighborhoods and the type of property in which you might want to live.

 

Chose the features that are a must

Think about the characteristics you cannot live without and the ones you would want but don’t necessarily need. It is also a good idea to keep an open mind, and to think about the features that you could give up if the rest of the home is perfect for you. Some features can be added or improved at a later time. Some features could be:

  • Number of bedrooms and bathrooms

  • Pool, lake, view

  • Garage, number of floors, elevator

  • Fully updated, carpet, tile, wooden floors

  • Community with pool, tennis courts, gym.

 

Start researching the market

Once we narrow down the characteristics for your search, I will set you up to receive automatic e-mail updates, that way you can see what is available and also stay up to date when a new potential property hits the market. You can also use our website’s property search feature to find potential homes you are interested on, analyze features, characteristics, and pricing. Then take a few hours to drive to some of the homes and the neighborhoods.

Start looking at homes

At this point we will coordinate a day to visit homes, let me know which homes interest you the most to schedule appointments, I will also add other potential homes including newly listed or non listed homes. When touring the homes, picture the spaces as if you where living there. Could you see yourself and your family living at this home?

It is also very important to bring along with you anyone that would be critical in the decision making, that way you don’t waste time or miss out on a good opportunity. It also helps to take notes to help track back the best homes and eventually narrow down the options. If needed to make a decision re-visit the best homes.

Send your offer

Cooperate as much as you can with me to prepare and submit the offer to the home you liked the most as soon as possible. I will guide you on the best price to submit the offer to have the best chance of acceptance, based on recent sales of similar homes within the area, and communication with the listing agent.

Many times there will be a counter offer, within you limits your agent will help negotiate; and if for any reason the deal just does not work keep in mind one or two backup homes.

 

Accepted offer

Once your offer is accepted start getting ready to reach closing:

  • Chose the title company (ask me for recommendations)

  • Submit the earnest money deposit (good faith deposit to be used as part of the closing)

  • Chose a property inspector (again me for a referral, if you do not have one)

  • Make sure to submit all requested documents ASAP to prevent delays, also avoid these loan mistakes to prevent issues with the loan and purchase. 

 

Prepare for closing

  • Before closing a home walk-through will be done to make sure everything is as agreed.

  • Check the final Closing Disclosure (Ask you me and the lender if you have doubts)

  • Wire the closing funds to the title company (always verify the wiring instructions before wiring)

 

Finally at closing, prepare to sign. Read and ask questions if any.
